OUR EXPERTISE
We are very aware that everybody has a budget, and any property must be able to be renovated within that budget. In the Past, if you had a
budget of say €160k, you would be lucky to find anything of true quality. Whilst that figure may well buy you a reasonable period charentaise in
the countryside it is unlikely to be modernised, if at all, to the expected taste or standards of the British Buyer. Opportunities still exist within the
still relatively untapped "properties for renovation" market, but these require careful selection and good project management skills to ensure
success. With our Expertise however, we can not only deliver you a "Charente Gem" within your budget figure ... but with our "Search and
Renovate" service we can actually Stretch your budget !!
A BUDGET .... IS A BUDGET !
We know from personal experience that it is possible to buy unrenovated properties, offering huge potential, for as little as €75k. With your
own ideas, and our design and project management expertise, for a budget of a further €85k we know we can provide you with a fully
renovated little "Gem" - The valuation you could expect to receive for the finished property would undoubtedly exceed €210k. Therefore, by
using our "search and renovate" service you would have , in effect, Stretched your €160k budget by nearly 30% !!
STRETCHING THE BUDGET
Every Client is unique, and therefore we do not ask potential clients to complete the usual "standard enquiry" type web-form so beloved by
many agence immobilier. Obviously there are certain "anchors" which are firm and fixed in potential clients minds. Whether these be a desired
location ( ie near to children-friendly facilities) or a particular style of property ( ie period stone building or more modern construction) In every
case, John West will personally telephone you and establish a fully structured profile which is agreed and mutually accepted before any
commitment is made to retain our professional services. Basically the process can be described as follows;
HOW THE PROCESS WORKS
Declaration of Interest
You contact us via this website to express your interest in joining our search and renovate client list.
Exchange of Information
John West will telephone you to introduce our Company and its Services. We then exchange a series of
question and answer emails to establish the nature of your search criteria and potential budget available.
Search Profile Document
We then prepare a fully comprehensive Search Profile Document, which sets out your "firm anchors" , your
"would be nice" lists, and we set out in full our commitment to you, our project management proposals,
and our costs and fee scales. Should you wish to withdraw at this stage there are no costs incurred.
Search Profile Agreement
Once you have had the opportunity to examine our proposals, and agree that you wish us to act for you in a
"search and renovate" project management role, You sign and return the agreement with your "search" fee
( which is fully cost deductible once you sign for our renovation project management service)

Search Properties Short-List
We search within our contact network, and through local independent agents and notaires offices, and
provide you with a choice of at least three "search and renovate" projects which we feel are the closest
match to your own requirements. Each property will have a "guide price" for the purchase and a sketch
design and estimate of the cost of works required. From this short-list, and through both email and
telephone conversations with yourselves we will endeavour to firm up on the right project for you.

Renovation Design Document
All major renovation works in France require the submission for approval of a "permis de construire".
Your purchase can be made "provisional" on the obtaining of this permis ( ie if you were refused
permission you could withdraw from the sale and reclaim your deposit ) Our service to you at this stage
includes our time and design expertise in submitting the dossier for your permis, and producing the
drawings that will also be used to tender for building works after you have purchased the property. The
acceptance of this Renovation Design Document is therefore an important milestone for both of us, and
will fully set out each parties responsibilities and liabilities.

Renovation Project Management Service
A full project management specification agreement will be produced once you have purchased your property
which will include recommendations as to which tradesman and artisans to include in the tender
documentation, and an indication on likely time-scales and total costs. Our fee scale will be fully set out for
your approval before signature of the agreement.
